Mountain Path Capital seeks middle-income, multifamily properties over 100 units that are dislocated and undervalued in transforming communities with access to excellent education, strong employment and transportation.  Our strategy is to reposition our residential investments through the focused use of improvements that drive income and appreciation and provide an appropriate risk-adjusted rate of return to our investors.

Strong Tier 2 and Tier 3 markets with a diverse economic base and significant demographic growth.

SUBMARKETS

Middle income neighborhoods with access to solid education (Great School ranking 6/7 or higher), proximate to major employment centers and convenient transportation.

DEMOGRAPHIC REQUIREMENTS

80% of Average Area Median Income or higher.
