The Residences at Merrick Park was an aged 120 unit Class B property located in Coral Gables, Florida with a mixture of one to three bedroom apartments.   Situated within a strong renter community and within reach of numerous resident amenities, the property economically supported a repositioning to drive increased operating income and asset appreciation.

The property underwent an extensive renovation that included upgraded common areas and amenities (a new club room and fitness center, freshen lobbies and interior hallways).  The unit interiors were also improved with new countertops, new tile flooring and an upgraded kitchen. The result of the repositioning was a decrease in tenant rollover, an increase in occupancy, an increase in net operating income by 28% and an increase in asset appreciation by 35%.
